Student Information

Tenant Network are offering student accommodation for September 2010. Not all properties on our list will be available as some have them may have already been reserved or rebooked by existing students.

All properties will be available from the first of September although we will allow you to move into the house earlier providing the property is vacant and the rent for the period is paid in advance. Most tenancies will be 10 or 11 months.

Arranging Viewings

All of our viewings are accompanied and can be booked by calling our office on 02392 293300 or by making an email enquiry.

Reserving a property

In order to reserve a property we will require the full deposit from each student. Typically most deposits are equal to 1.5 months rent. If you don’t proceed with the rental of your chosen property your holding deposit will not be returned. The damage deposit will be returned at the end of your tenancy less any genuine reduction needed for cleaning or damages. So keeping the property in good order throughout the course of your tenancy will ensure your deposit is returned in full.

Documentation

We will also require several forms to be completed within two weeks of reserving a property in order to process your application. Failure to return all documents will result in the property being re marketed and holding deposits lost.

Rent Payments

All rent payments will be paid by Standing order for the term of the tenancy so please make sure you have a bank account in place before you sign your agreements.

Guarantors

We will require a guarantor for each Student moving into the property. A parent/relative will be appropriate. A form will be sent to the person whom you have selected; this person must be an Employed Homeowner.

Bills

Students should be aware that, Water, Electricity and Gas bills are not included in the rent; they are to be paid by yourselves and you must inform the council that you are living in the property as all students our exempt from council tax.

Unforeseen Circumstances

Once you have signed or placed a deposit on a property, then if you have to leave or change your mind for any reason, you will be responsible for finding a suitable replacement. We must make you aware that you will be responsible for your rent until another tenant is found.

Signing your tenancy

Please allow 30mins for your tenancy to be signed and please make sure everyone who will be a resident in the property is present. All documents and outstanding monies will have to be returned before or on your sign up day.

Insurance

The Landlord grants the tenancy of the property to the named Tenant upon the condition that the Tenant holds insurance that the Landlord or his Agent considers adequate to protect the Tenant's personal possessions and accidental damage caused by the Tenant to the furniture, fixtures and fittings at the property as described in the attached inventory.

The Tenant must provide the Landlord or his Agent with a copy of his current insurance certificate prior to the commencement of the tenancy detailing the cover held, the name and address of the insurer, the policy number and the date of renewal.
