New legislation also came into effect on October 1st 2008 which states that EVERY rented property must have an EPC (Energy Performance Certificate) which gives the property an energy rating between A and G and allows the tenant to see how energy efficient a property is and an estimated breakdown of how much lighting, heating, and hot water will cost per year is also included.

All furnished properties are inspected to make sure they comply with the furniture and Furnishings (Fire) (Safety) Regulations 1988 (as amended).
