Register with us

When you start your search for a property make it your first priority to register your details with Tenant Network. This can be done by filling out one of our online registration forms or by calling or visiting our office. Once registered one of our lettings consultants will scan and search our database for available properties which match your requirements based on the information given to us.

New Listings

Once you’re registered with Tenant Network we will notify you of new properties which are precisely matched to your requirements. One of our lettings consultants will contact you to see if you would like to view any of the properties we have available. New Property Particulars will also be emailed to you on a weekly basis.

Accompanied Viewings

If you would like to view any of the properties we have available simply call into to our office and we will arrange a suitable time which is of mutual convenience and one of our lettings consultants will accompany you and provide full property particulars and answer any questions which you may have. Viewings can be arranged between the hours 9am-6pm Monday to Friday and 10am-4pm on Saturdays. We try to be as flexible as possible when it comes to viewings and we are on call at short notice if a there is a property that you would like to view. Once you have found the home of your choice it is advisable to go back for a second viewing to ensure you are completely satisfied with the property.

Reserving a property

In order to reserve one of our properties you will need to place a holding deposit which will be deducted from your total balance of monies due before you move in. At this stage you will also need to fill out a tenancy application in order for us to carry out the relevant credit/reference checks.

If for any reason the landlord declines your tenancy your holding deposit will be refunded in full. However if you decide not to proceed or if you fail to provide full accurate information your holding deposit will be retained.

Referencing

Referencing is a crucial part of renting a property and it is essential that you provide all the information we need in order to carryout all the relevant reference checks. We will require satisfactory references from your:

Employer (so we can check your salary and employment status)

Landlord (so we can check that your rent was paid on time, and that your last property was well looked after and the tenancy was conducted in a satisfactory manner)

In addition we will also carry out a credit check and in some instances we may need a guarantor. (Guarantor’s need to be an employed homeowner with a salary sufficient to cover the rent)

Signing of Contracts

Once the referencing process is complete we will liaise with yourself and the landlord to arrange a move in date that is mutually convenient. An appointment will be made for you to attend our office and sign your contract. Most contracts will be six month assured short hold tenancies, if you prefer a twelve month contract you would need to notify us as soon as the referencing is complete. Make sure you read the tenancy agreement thoroughly and only sign it when you are happy with it and understand all the clauses, please ask any questions you may have about it prior to signing as it is a legally binding document that can’t be changed at a later date.

Deposits

Your deposit (normally equal to six weeks rent) will be held by Tenant Network as the stakeholder in our secure client account bonded by ARLA and insured by the TDS (The Dispute Service) This deposit is held incase the property suffers any damage and cannot be used by the tenant to pay rent. You will receive a certificate from us within 14 days from the start of your tenancy. If your landlord holds your deposit we will provide you with information of which scheme they have secured your deposit in. Inventories

When you move into a property an inventory will be carried out by a non bias third party company or the landlord. The Inventory will include the schedule of condition of the property and a list of contents and the condition, you will be given a copy for your own records. This document will have to be referred to at the end of your tenancy to make sure the property is left in the same condition as when you first moved in.
